Twelve contractors got a huge windfall this Chinese New Year when Bukit Kiara Properties (BKP) paid out over RM300,000 as special bonus to them recently for meeting high quality standards in its project, VERVE® Suites recently. This special bonus was part of the reward scheme initiated by BKP.

In promoting quality and good workmanship, BKP embarked on the adoption of a stringent quality monitoring system introduced by Building and Construction Authority of Singapore (BCA) - CONQUAS® (Construction Quality Assessment System), in all its projects. True to BKP’s core value of Quality, its completed VERVE® Suites Viva Tower has emerged as one of the highest CONQUAS® quality scorers for fully furnished serviced apartments in Malaysia recently.

A cheque presentation ceremony was held at BKP Gallery, the company’s lifestyles sales gallery in Mont’Kiara, in conjunction with BKP’s Annual Business Associates Dinner with the presence of over 200 other business associates on March 5.

BKP’s Group Managing Director, NK Tong congratulated the twelve contractors and said that quality workmanship is important in the construction industry as it ensures future marketability of a project and enhances the confidence of the purchasers.

“Although CONQUAS® assessment is not a requirement to be fulfilled in the Malaysian property industry, we believe that it is important for all our projects to undergo this quality assessment as we are committed to building quality homes for our homeowners.”

“Apart from improving quality standard for our projects, we also noticed that teamwork and coordination among contractors and consultants were greatly enhanced with the implementation of this bonus scheme as the bonus payout is based on the overall CONQUAS® score in addition to individual achievement,” said NK.

Under this reward scheme, BKP’s contractors will receive their bonuses based on a percentage of their contract value. The higher the overall CONQUAS® score for the project, the higher the bonus percentage (which can go as high as 2.5% of the contract value). And the overall CONQUAS® score is derived from the sum of ten categories – internal floor, wall, ceiling, door, window, other fittings, roofing, external wall, external works and mechanical & engineering works.

“Every year, a group of site supervisors, contractors and consultants are sent to attend CONQUAS® training to understand the quality aspects of property development. I am glad that our contractors and employees see the importance of meeting quality standards and work hand-in-hand in delivering promising end products to our homeowners,” NK added.

One of the recipients, Mr CS Foo, director of Powerlite M&E Sdn Bhd, who received a cheque amounting to RM91,120 said that this CONQUAS® reward scheme initiated by BKP is an excellent scheme to promote quality workmanship among contractors and consultants.  

Foo, who has been a mechanical and electrical contractor for more than ten years, claimed that not many developers offer such bonus scheme to reward their contractors. “This goes to show the extent of emphasis BKP has on delivering quality homes to its customers,” shared Foo.
Another recipient, Mr JS Lim, director of Sui Hup Industries Sdn Bhd, who was involved in the external painting works for VERVE® Suites, commented that the adoption of the CONQUAS® system allows them to benchmark themselves against international standards in terms of their quality workmanship. “I am glad that my company was part of the team who successfully built VERVE® Suites which scored so well in CONQUAS®,” said Lim.
