RAISING THE BAR ON QUALITY

BCA has formulated a system of assessing the construction quality projects. The system known as CONQUAS which stands for Construction Quality Assessment System is recognised for its stringency in determining the architectural, structural and M&E standards of a project.

With this in mind, BKP engaged the services of BCA to conduct a training session for its staff as well as its consultants and contractors who are involved in Hijauan Kiara. In early-December last year two trainers from BCA conducted this training session where more than 40 staff, consultants and contractors were enlightened on the standards and assessment methods of the CONQUAS system.

"Engaging BCA and adopting the CONQUAS system of assessment will help us raise our standards of quality," said BKP group managing director N.K. Tong. "Since the assessment scores of other projects in Singapore are available, we have the opportunity to benchmark ourselves against the best there. In doing so, we also stay true of one of our four core values to provide the best quality to our purchasers," he added.

N.K. Tong said "it was crucial to involve consultants and contractors in the training as they were joint-custodians of the quality in the projects". "Being the ones who were actually involved in the execution of the work, it would not have been sufficient for us to just impart our vision to them. Just as important is the know-how to make our vision a reality, communicated through the clear and objective standards of the CONQUAS system.

And so what proved to be an eye-opening experience was the trial assessment of Hijauan Kiara that took place the following morning. The two BCA trainers then wearing the hats of assessors took two groups of staff, consultants and contractors to a unit in Hijauan Kiara where they demonstrated how a CONQUAS assessment was conducted.

Covering the straightness and hollowness of walls and floors to the consistency of the finishes such as that of timber and tiled floors, light switches, power points, doors, windows and their frames, the stringent nature of assessment became apparent to all present that morning.

BKP's maiden project was Aman Kiara, an exclusive gated and guarded precinct of 19 bungalows and 12 duplex condovillas. Launched in 2002, it is fully sold and completed 9 months ahead of schedule. Hijauan Kiara was the second project, a luxurious spa-themed condominium development. Hijauan Kiara introduced exclusive features such as a layout with a maximum of 2 units on each floor, private lift lobbies, sunken baths and a spa island. More than 85% of the units are sold, with only the bumiputra units remaining. Hijauan Kiara is expected to be completed by end of the year.
